How this works:
Registration: Requires a credit card for identification purposes only. Earnest money deposit can be paid by personal check, certified funds or wire transfer.
Bidding Is Easy: Just put in your maximum bid and allow the software to increase your bid only if another bidder is bidding on that property also. You will not be increased to your maximum bid unless there is another bidder. If you are outbid, you will receive an email that you are out of winning position and allowing you to go back in and bid again.
One Extend/All Extend: If in the last 5 minutes of the auction, there is any bidding on any of the 13 real estate properties, all bidding will stay open on all 13 properties for an additional 5 minute period. The bidding will not end on any property until all bidding is quiet on all 13 properties for the final 5 minute period. This will allow all bidders the opportunity to bid on any and all properties they are interested in purchasing.
AFTER THE AUCTION: At the end of the auction, winning bidders will be emailed the sales contract and will be required to return the signed contract with the $2,500.00 earnest money deposit by noon of July 2, 2014 or be at Beavers, Graham & Calvert, 221 West Main Cross St., Taylorville, IL 62568 at noon on July 2, 2014 to sign a copy of the contract and deliver the required $2,500.00 earnest money deposit for this property. We will work with you to facilitate this transaction. The closing will take place within 45 days of the date of the auction and is just like any traditional real estate transaction.

The Winning Bidder will receive a Real Estate Contract by email and be required to print and fully and correctly complete and properly sign the Real Estate contract without any modifications and return by fax, email or in person and pay the specified non-refundable earnest money deposit as stated in the property description by 12:00 Noon of the following day (July 2, 2014) or the Buyer(s) may come to Beavers, Graham, Calvert, 221 West Main Cross St., Taylorville, IL 62568 at 12:00 noon on July 2, 2014 and sign the Sales Contract there. The earnest money deposit for this parcel is $2,500 is payable by check, certified funds or wire transfer. Upon request, wire transfer information will be provided to the winning bidder along with the Sales Contract. This $2,500.00 non-refundable earnest money deposit will be held in escrow until closing and that amount will then be credited to the Buyer(s) as part of the purchase price of the property.<br>

Successful bidder not executing the contract and providing the earnest money deposit after the auction will be considered in default. Such default by the Successful Bidder will result in that Bidder’s liability to both the Seller and Aumann Auctions, Inc. Seller shall have the right to (a) declare this contractual agreement cancelled and recover full damage for its breach, (b) to elect to affirm this contractual agreement and enforce its specific performance or (c) Seller can resell the property either publicly or privately with Aumann Auctions, Inc. and in such an event, the Buyer shall be liable for payment of any deficiency realized from the second sale plus all costs, including, but not limited to the holding costs of the property, the expenses of both sales, legal and incidental damages of both the Seller and Aumann Auctions, Inc. In addition, Aumann Auctions, Inc. also reserves the right to recover any damages separately from the breach of the Buyer.<br>

MAXIMUM BID: <br>
When you bid your maximum bid, the current bid price does not automatically advance to your maximum bid. Another bidder has to bid to increase the current price and the computer will automatically bid up to your maximum in the increments specified.<br>

AUCTION END TIMES: <br>
Aumann Auctions, Inc. online only auctions are timed events and all bidding will close at specified time. For this auction, the end time for the Real Estate is 6:00 PM Central on Tuesday, July 1, 2014. However, our auctions also have what is called an 'Auto Extend' feature: Any bid placed within the final 5 minutes of an auction results in the auction automatically extending 5 additional minutes. The bidding will extend in 5 minute increments from the time the last bid is placed until there are no more bids, and the lot sits idle for 5 minutes.<br>

ONE EXTEND/ALL EXTEND: Any bidding activity on any of the 13 properties will extend all bidding on all 13 properties. No property will close bidding until all properties are closed for bidding. This will allow bidders to bid on any/all properties in which they are interested. <br>

Therefore, the auction will not close until all bidding parties are satisfied and no one can be outbid at the last seconds without having another opportunity to bid again. <br>

TECHNICAL ISSUES: <br>
In the event there are technical difficulties related to the server, software, internet or any other online auction-related technologies, Aumann Auctions, Inc. reserve the right to extend bidding, continue the bidding, or close the bidding.
