miles to farmland. This land is situated in Virgil Township, part of the NW ¼ of Section 24 and the SW ¼ of Section 13, T40N-R6E.

Tract #1 40.27 Acres M.O.L. of unimproved farmland with 38 acres tillable. Soil Types: Houghton, Drummer, Elburn, Wingate, Kaneville, Blackberry. There is road frontage on Welter Rd. This tract is buildable and Zoned - F District Farming and in the Lily Lake/Central School District. PIN #’s: 07-13-3000-0009 and 07-24-100-006. Taxes: $756.34.
Bidding will be on a per acre basis multiplied by the number of surveyed acres. The purchase price will relate to the parcel as a whole. The successful Buyer will be required to put down10% day of auction and execute a contract for the purchase of the real estate under the terms and conditions specified herein. The earnest money should be in the form of a personal check or cashier’s check. The balance of the purchase price will be due at closing to be held on or before March 28, 2011. Seller will provide Buyer with an Owner’s Title Insurance Policy in the amount of the purchase price and will provide a Deed conveying the Farmland to the Buyer. Seller will pay the 2010 taxes due in 2011. The general taxes for 2011 payable in 2012 shall be pro-rated as of the date of closing. The farm land will be available for the 2011 crop year. Seller reserves the right to accept or reject any or all bids.
