SELLING ABSOLUTE
NO MINIMUM * NO RESERVE
Consider this your invitation to view the Golf Course, Club House and the huge variety of restaurant, catering, turf management and other personal property on Thursday, March 17th from 3:00 to 6:00 p.m. and again on Tuesday, March 29th from 2:00 to 5:00 p.m.
This 120 +/- acre, 18 hold golf course has enough character to challenge any skill level. The wide open fairways are tree lined, and the greens are large and fast. The terrain varies in undulation, and there are a few lakes that come into play on many holes. Gary Kern designed ten new holes and redesigned the other eight in 1976. The 120 +/- acre course is characterized with mature tree lined fairways, rolling terrain, three natural water hazards, a creek and strategically placed bunkers. This all adds up to a challenging round of golf for the experienced golfer, but also an enjoyable and “playable” round for beginners! Sycamore Hills Golf Club also has a practice green, driving range and chipping area. It is already a very popular venue with members, visitors, local leagues and organizations. All are excited to have the course reopened.

One of which is the "Lease Agreement" between the Seller of these properties and the winning bidder (Buyer) to access the properties immediately (after the execution of the contracts, but prior to the Real Estate closing - 30 days from auction date). This Lease Agreement will facilitate the Buyer’s efforts to ready the course and the restaurant for Spring Play. Please be sure to look over these documents and contact us if there are any questions.

There are underground sprinklers for the greens and tees and a newly-installed Rain bird controlled irrigation system for the fairways. The majority of grasses are rye or rye-blend. The course features gorgeous tree-lined fairways, particularly on the exterior periphery, with elevated tees and greens. The course varies having 5,222 yards from the ladies’ tees, which has a par 73, course rating of 70.4, and slope of 117 to 6,589 yards from the pro tees which has a handicap of 72, course rating of 72.2, and slope of 124. The regular tees have a par of 72 for 6,239 yards, rating of 70.2, and a slope of 119. The layout is typically regarded as challenging, particularly in the back nine. Although golf cart paths are available, the distance from tees to greens is comfortable for walkers.
A wildflower area has been added and some other improvements have been additional landscaping near the tee boxes and greater differential between the fairway and the rough. Golf cart paths are a mix of asphalt and gravel with asphalt typical near the tees and gravel in the fairways.
Access: The property is accessible from Clinton Road, which is a two-way, two-lane asphalt covered road. There is a public road that has been recently asphalted in 2010 from Clinton Road to the clubhouse.
Restaurant & Banquet Facility
Also included is the16,486 sf +/- Multi-purpose Restaurant, Clubhouse, Banquet facility, pro-shop, snack bar, huge party deck and offices.
The 2-story pro-shop/ banquet center building was been designed to be a multi-purpose facility with both stairway and elevator and is handicapped accessible. The topography of the site allows the building to be nearly at the grade of the entrance road for the main or upper level with a covered drive through portico, and sloping away to the south and north, allowing access to the lower level in these directions. This allows for the large party deck that overlooks the beautiful golf course. The southeast section, which includes approximately 1,800 square feet, serves as the pro shop. There are two locker rooms adjacent to the west, each of which has a shower, along with two lavatories and toilets/ urinal. There is also a storage room and mechanical room in the southern section of the building. The north 60 feet of the building is storage, which has an overhead door. There is both a stairway and elevator to the upper floor. The upper level is at west grade, which has the foyer and coat closet.
There are two adjoining offices, two multi-fixture bathrooms, along with the elevator and stairway. The northwest section is a 2,635 square foot banquet room. The southeast +/-2,300 square feet is a pub, which has an adjoining deck. The remaining section of the upper floor is a kitchen that serves as a catering room, walk in cooler, and laundry room.
This building was designed for both a clubhouse and lounge for the golf course, as well as a banquet room for the Paris community. The tavern serves a niche market in the community, as well. The banquet room overlooks the golf course which slopes away and provides a premier vista for the area.
