Aumann Auctions is excited to offer this unique, spacious property as well as antiques, tools and so much more at online auction!
In 1957, Pat and Connie Murphy purchased this grand two-story home that sits atop Major Hill as the home they would raise their children and grandchildren in over the course of the next 60 years. The house has some interesting history as it once served as a men's convalescent home in the 1950s and after that later even housed Mrs. Murphy's preschool in the 1960s. A long-time carpenter in the Hillsboro area, Pat Murphy built an addition to the back of the home that was originally build in 1918. The house sits on 5 lots and currently features approximately 2988+/- square foot of living space, plus a basement and two-car garage and a front porch perfect for sitting.
Centrally located on a large piece of property in Hillsboro, the large house has 6 bedrooms and 3 bathrooms. On the main level, the kitchen opens to the family room with a bonus room off of it. There is also a den or dining room, bathroom and two bedrooms on the main level. The front door foyer area leads to the staircase up to the second floor, which features 4 bedrooms, 1 full bathroom, and access to the large attic with attic fan. The basement includes a shower, toilet, sink and laundry area. There also is storage and a work bench in the basement that leads to the 2.5-car walkout garage. The back yard even still has the an old chicken coop and brick fireplace from a by-gone era. The home does feature modern amenities, including central air conditioning and forced air heat. One of the last homes in Montgomery County to use a coal burning furnace, it was replaced with a newer furnace in the late 1990s (estimate). The house appears to be structurally sound with beautiful wood trim, moulding and doors. Original hardwood hides underneath much of the carpet just waiting to be uncovered and enjoyed. With needed updates, it would make a beautiful family home in a fantastic location with plenty of yard to enjoy.
The property currently includes 5 parcels of land. This auction will however be selling the property in two lots. Lot 1 will feature the house with a side and rear lot -- Montgomery County tax parcel IDs include 16-11-481-029, 16-11-481-028, 16-11-481-051. Lot 2 will feature open parcels that can be purchased separately or with the home -- Montgomery County tax parcel IDs 16-11-481-030 and 16-11-481-031. Bidders can bid separately on the house on Lot 1 and/or the empty land on Lot 2. The online auction end times will be staggered to allow adequate time for bidding. Refer to the bidding catalog for more info. The house is selling as-is, where-is with no contingencies. PLEASE READ THE TERMS OF THE REAL ESTATE AND PERSONAL PROPERTY BEFORE BIDDING.
THERE IS A 10% BUYERS' PREMIUM ADDED TO THE WINNING BID OF THE REAL ESTATE AND PERSONAL PROPERTY. This means that the winning bidder will pay an additional 10% fee on every item won, including the house (lot 1), additional parcels (lot 2) and all personal property. A $10,000 earnest money deposit payable to Spears Title Co is required for the house on Lot 1 and must be paid by 4 p.m. on Thursday, June 4 along with a signed contract. Please refer to the TERMS for additional information. DO NOT BID if you have not read and agreed to the TERMS. Closing for the real estate will take place within 45 days at Spears Title Co located at 218 S. Main, Hillsboro, IL.
